Managing Surveyor, Greater London

Reporting to: Director

Key Objectives
This role supports the surveyor in providing the site team with the means to identify costs, accurately control them and effectively respond to changes. You will need to maintain the commercial and contractual integrity of the business. You will be required to review and identify where there is increased scope to enhance profits within the selected opportunities by promoting innovative commercial solutions.

Responsibilities

  • Support the surveyor in aspects of the role
  • Prepare reports and liase with the team for cost reporting purposes
  • Produce, timely and accurate information for monthly reporting
  • Implement change management including, inputting changes into the system, validation and verification of the data in the system
  • Progress items added to accounts and ensure budget to cover costs is in place if they are not in scope
  • Participate in weekly meetings on change and the implications of change
  • Keep abreast of changes on site and in the design process which have cost implications
  • Attend project flow meetings and participate from a change management perspective
  • Ensure information is fed to production control in respect of preliminary draw down of budget and accuracy of subcontractor information
  • Interface with production controller in relation to productivity and value analysis
  • Monitor value and ensure they are in line with expectations and budgets
  • Manage junior surveyors and technical clerks, scheduling and tasking them as appropriate
  • Provide technical advice and coaching for /assistant/graduate surveyors
  • Work closely with the clients QS team to ensure consistency of approach and transparency of information
  • Ensure a commercial overview is maintained over the project duration .
  • Assist in the compilation of Budgets to build and monitor to completion.
  • Agree requirements for JV partners and consultants and manage their procurement including proposals for incentives and remuneration arrangements.
  • Review contract documentation, prepare a contractual commentary highlighting areas of concern, risk and opportunity.
  • Liaise with Directors on Legal and Insurance issues to ensure that all identified issues are dealt with in accordance with company procedures. Ensure bonds and warranties are implemented.
  • Gather and implement commercial best practice
  • Ensure compliance with internal procedures.
  • Contribute to commercial negotiations with client team.
  • Ensure cash position is maximised through contract negotiations.
  • Setup and maintain Project Documentation files on site or off site depending upon size of Project.
  • Periodically check/monitor Main Files (at HO) to ensure completeness.
  • Thorough examination of Contract Particulars and advise/explain to Project team implications after handover.
  • Continually update Project team concerning changes that occur throughout the duration of the project.
  • Liase with Project Manager and Buyer to establish the appropriate Subcontractors/Suppliers from the Approved lists.
  • Monitor Subcontractors/Suppliers, and update Approved Lists.
  • Compile accounts with Subcontractors and approve payments of Major Suppliers.
  • Liase with Accounts department – Adopt procedures for checking of supplies and Services.
  • Exhange information with Site Management teams and Buyer regarding the performance of Sub-contractors and Suppliers.
  • Prepare and Agree interim valuations and final accounts.
  • Liase with Site Management and Accounts Dept and Advise sums due.
  • Identify and value Variations.
  • Examine project cost reports and reconcile these against valuations and monies received.
  • Identify required adjustments and liabilities.
  • Report to Site Management teams and Directors.
  • Identify and value variations under the Sub-Contract.
  • Identify and value variations for domestic subcontractors.
  • Prepare and agree final accounts.
  • Liase with Site Management and Accounts Dept and advise sums due.
  • Contract Review: Prepare brief statement of the financial state of the project and present it with the Site Manager to the Directors; critically examine the Project; identify shortfalls and required actions.
  • Awareness of Environmental issues within the construction company environment and the Environmental Manual policy and objectives
